Our clients had just accepted new professional positions in New York and quickly sold their home in the northern Bay Area of San Francisco. Their goal within four months was to search for and expediently close on a well-appointed four bedroom house in an excellent school district within 45 minutes of Grand Central Station via Metro North. We decided after several consultatory calls to focus on Rye and Larchmont.
We spent two months educating our clients on the local market and previewing qualifying properties for them. Time sensitivity necessitated a condensed schedule of 16 house tours in Larchmont and Rye during one weekend trip, distilling our clients’ wishlist and firmly orienting them to each unique community. We viewed homes ranging 1-to-135 years of age across seven elementary school districts at multiple price points.
Our search led us to focus on a primary target – a four bedroom contemporary house on a third of an acre in Rye’s Midland school district – and a secondary target – a three bedroom historic colonial three blocks from Larchmont Village and a short walk to Chatsworth Avenue elementary. An attractive deal was negotiated for our primary target, and a timely inspection and contract negotiation ensured the house remained in our hands before our competition.
Two eventful months of deal work followed. We helped our clients successfully replace their lender when unexpected hurdles were placed in the way, effectuating a second appraisal at the eleventh hour to meet commitment letter and closing deadlines. We were pleased to assist the family in their closing just in time for summer camp to begin.
